Why encapsulate instead of just re-lining the floor?

A plastic sheet thrown over the dirt slows moisture for a while, then tears, shifts, and stops doing much. Encapsulation is a system. The liner, the sealed vents, the drainage, and the humidity control all work together, so the space stays in the 50s for relative humidity instead of swinging into mold territory every summer.

That matters here because roughly half the air on your first floor is drawn up from the crawl space. Seal the crawl space and the air upstairs gets drier and easier to cool. It’s one of the few home projects that pays you back in comfort and in energy bills at the same time.

How long does crawl space encapsulation take?
Most homes in the Frederick area are a one to two day job once the plan is set. If there’s standing water or drainage work first, or a lot of debris to clear, it can run longer. We give you a real timeline in the written scope before we start.
Do I still need a dehumidifier if the crawl space is sealed?
In our climate, usually yes. Sealing stops most of the moisture, but Maryland summers are humid enough that a sized crawl-space dehumidifier is what keeps relative humidity in the safe range year-round. We’ll tell you honestly if your space can hold without one.
Will encapsulation help with the musty smell in my house?
