Most crawl space problems announce themselves long before you crawl under the house to look. You feel them upstairs. Here are the signs worth paying attention to, and what each one usually points to.
1. A musty or earthy smell in the house
This is the one people notice first. That damp, basement-like smell on your first floor is crawl-space air being pulled up through the framing. It means the space below is holding moisture. It rarely gets better on its own.
2. Humidity the AC can’t beat
If the upstairs feels sticky even with the air conditioning running hard, a damp crawl space is a common cause. It feeds humid air into the home faster than the AC can pull it out.
3. Cupping, sagging, or bouncy floors
Hardwood that cups or a floor that feels springy usually means moisture has been working on the subfloor and joists. A real slope or dip points to supports that have settled. That’s worth looking at sooner rather than later, and it’s covered in our encapsulation guide for how sealing helps.
4. Sagging or falling insulation
Fiberglass batts stuffed between the floor joists soak up crawl-space humidity, get heavy, and droop or fall. If yours are hanging down or dark, they’ve been damp for a while and they’re no longer doing much.
5. Visible mold or wood rot
White, green, or black growth on the joists, or soft, crumbling wood at the sills, means the space has been wet long enough for damage to start. This one deserves attention because it spreads and because the spores travel upstairs.
6. Standing water or damp soil
If you can see puddles or the dirt stays muddy after a rain, you have a drainage problem, not just a humidity one. Water has to be controlled before anything gets sealed.
7. Higher energy bills and cold floors
A crawl space that’s open to the outside makes your floors cold in winter and your cooling work harder in summer. Creeping bills with no other explanation can trace back down there.
What to do about it
