Much of the county sits on clay. Clay drains slowly, so when a storm rolls through the Monocacy valley the water sits against foundations instead of soaking away. Homes near the river and the creeks, and the older places in the valley towns, deal with a high water table on top of that. The result is a crawl space that fills from the ground up.
Because so much of it starts outside, we always look at grading and downspouts first. Sometimes redirecting two downspouts and re-sloping the soil against the house solves most of it for a fraction of the cost. We’d rather tell you that than sell you a system you don’t need.
The order matters. Encapsulating a wet crawl space traps the water under the liner, where it keeps humidifying the wood and feeding mold. We get the water controlled first, confirm the ground is drying, then seal. Do it in that order and the space stays dry for good.
