Urbana grew fast, and a lot of that growth landed on what used to be farmland along the Monocacy lowlands. That means newer homes, but also clay-heavy ground that holds water and thin builder-grade vapor barriers that were never built to last. We see plenty of ten and twenty year old homes in the Villages of Urbana and the subdivisions off Route 355 with damp crawl spaces the owners assumed were fine because the house is newer.
New construction doesn’t make a crawl space immune. The barrier gets torn during other trades, the vents stay open, and the clay underneath keeps feeding moisture up into the framing. We inspect it the same way we would a century-old home: measure the humidity, look at the drainage, and show you photos before we recommend anything.
