The short version

Sagging Floor & Crawl Space Support Repair, done so it lasts

A floor that bounces, slopes, or has gaps opening at the baseboard is often a crawl-space problem, not a foundation one. Years of moisture soften the joists and girders and let the support posts settle. We stabilize the framing with proper supports and then dry out the space so it doesn’t start again.

Signs you need this
  • Floors that bounce, sag, or feel springy when you walk
  • A noticeable slope or dip in one part of the floor
  • Gaps opening between the floor and the baseboard
  • Doors or cabinets in one room that suddenly won’t line up
  • Soft, spongy, or crumbling wood at the girders or posts
What’s included

What a proper job covers

Every scope is written down before we start. Here’s what typically goes into this work.

Framing inspectionWe check joists, girders, and posts for rot, sagging, and settlement, and photograph what we find.
Adjustable steel supportsProperly footed steel posts and beams lift and hold sagging framing back to level, within reason.
Joist & girder repairWeakened joists are sistered and failing girders reinforced so the floor carries its load again.
Post & footing fixesSettled or undersized posts on inadequate footings get corrected so support doesn’t creep back down.
Address the moistureThe rot started with dampness, so drying the space is part of the repair, not an upsell after it.
Written scopeA clear record of what was stabilized and how, plus a workmanship warranty.

Wet crawl space, weak floor

Floor framing is strong until it stays wet. In a damp crawl space, joists and girders slowly lose strength and the wood posts holding the center of your house can settle into softening soil. You feel it as a bounce, then a slope, then doors that stop closing right. It’s gradual, which is why a lot of homeowners live with it longer than they should.

We stabilize with adjustable steel supports set on proper footings, sister weakened joists, and reinforce the girders. Where it’s safe to, we bring the floor back toward level. Then we handle the moisture, because a repair over a still-wet crawl space just starts the clock again.

When it’s bigger than the crawl space

Not every uneven floor is a crawl-space fix. Real foundation movement, cracked footings, or major settlement can look similar and need a different scope. If your inspection points that way, we’ll tell you plainly and recommend a structural engineer rather than sell you supports that won’t solve it. We’d rather lose the job than do the wrong one.

Questions

Sagging Floor & Support Repair: common questions

Is a bouncy floor a serious problem?
It’s worth looking at. A little bounce can be normal, but sag, slope, and baseboard gaps usually mean the supports below have weakened, often from moisture. Caught early it’s a straightforward support repair. Left for years it gets more involved.
Can you actually level my floor?
Often we can bring it back toward level with adjustable supports, though how far depends on how long it’s been settling and what the framing allows. We’ll give you a realistic answer after the inspection rather than promise a perfectly flat floor.
Do you fix the moisture that caused it?
Yes, and we consider it part of the job. The rot and settling came from a damp crawl space, so drying it out with drainage and sealing is how the repair actually lasts. We won’t stabilize framing and leave it sitting in water.
